Brief & Context
A compact coastal development is shaped around light, movement, and shared outdoor space within the town centre of Huskisson, Shoalhaven. Arranged across three storeys, the mixed-use building combines two ground-level tenancies with four two-bedroom apartments above, establishing an active street presence balanced by a quieter residential atmosphere around a central courtyard.

Challenge & Intent
The project was driven by the delivery of a Construction Certificate for a development approved under previous regulations, triggering new NCC, accessibility, and traffic compliance challenges. Targeted design exploration was required to resolve these non-compliances while coordinating a precast structural system and multiple consultants, ensuring the approved scheme could be lawfully delivered without compromising efficiency or intent.

Lifestyle & Experience
Residential circulation is organised to separate commercial activity from private living, supporting clarity of access and everyday functionality. Apartments are north-facing to improve daylight access, ventilation through the internal courtyard while maintaining privacy from the surrounding town centre. The arrangement supports coastal living patterns suited to Huskisson’s walkable, mixed-use context.

Precast concrete walls form the primary building fabric, enabling construction precision, durability, and coordination certainty. Facade articulation was carefully explored to respond to local DCP controls while maintaining a restrained coastal character.
