Cornerstone Houses | Pre-Fab Social Housing

Brief & Context
A calm, sheltering atmosphere is established through a simple, repeatable building form that prioritises comfort, safety, and clarity of use within the Tasmanian landscape. Delivered as a new-built pair of two-bedroom social houses under the MODHomes Program, the architecture focuses on calm interiors, natural light, and a domestic scale that integrates comfortably within its neighbourhood.

Challenge & Intent
The project addresses the need for tenure-blind housing that supports dignity, belonging, and long-term resilience while meeting strict performance, accessibility, and energy targets. A key challenge was coordinating the architectural design with prefabricated wall and roof systems so each dwelling could be packed into a single shipping container, reducing transport impact, streamlining logistics, and improving cost control without compromising adaptability or internal comfort.

Lifestyle & Experience
Daily routines are organised around an open kitchen, living, and dining space that functions as a place to rest and recharge. Bedrooms and wet areas are separated to maintain internal privacy, while a raked ceiling expands volume to increase daylight access, cross ventilation, and connection to the outdoors. The robust plan supports future change without disrupting daily use.

Prefabricated insulated wall and roof panels enable rapid on-site assembly and consistent build quality. Double-glazed windows support thermal comfort and acoustic control, while timber cladding provides a durable, low-maintenance exterior suited to local conditions. The result is a resilient home that supports wellbeing, efficiency, and long-term community stability.
